Process Overview

1. Investigate – Investigate matter, determine reason for inappropriate assessment.
2. Strategy -  Develop approach to successfully challenge assessment
3. Implement – Build case, valuation models and argue with conviction
4. Results – Facilitate refunds, audit tax bills

TRG has created an infrastructure that focuses on maximizing results while minimizing the time and input required by the client.

Step One - The process begins when a property owner requests a review of assessment. TRG proceeds by reviewing the tax records, internal research and data, sales comps, County Treasurer's records and other documentation to determine whether the assessment is accurate, fair and equitable. This initial investigation and analysis is free and requires very little client input.

Step Two - After completing the review, TRG prepares and presents a proposal for services to the property owner, which outlines the services to be preformed and the fee arrangement/options. Once the property owner determines which fee structure works best, TRG sends the property owner a simple three page service agreement and agency authorization form. Once the documents are executed and returned to TRG, the client’s work is done.

Step Three - TRG begins an in-depth investigation of the property, including analyzing operating statements and reviewing as-built plans, appraisal records and market data. In most cases TRG will physically inspect the property and interview managers and brokers, to identify a clear strategy for minimizing the asset’s property tax liability.

Step Four - Next, TRG implements the action plan with conviction and persistence. The first phase is to commence a dialog with the Assessing Office responsible for the property through correspondence or filing an informal “Prop 8” appeal.

Step Five - TRG files a formal protest, prepares hearing statements and compiles supporting data to present a clear and convincing argument. TRG argues the case on behalf of the client before the Assessment Appeals Board, Hearing Officer or Board of Equalization.

Step Six - RTRG reviews the determination by the Board or Hearing Officer to assess if recommendations are fair and equitable or if further legal action would be justified.

Step Seven - Once a tax reduction is achieved, TRG will help facilitate the refund or estimate the reduced liability and work with the client’s lender to minimize impounds, if applicable.

Step Eight - TRG will examine the tax bill once it is issued to ensure it reflects the reduction achieved.
